Who should do the inspection?
Ideally, both the landlord and tenant should be present during the inspection. This helps ensure that the condition of the property is documented fairly and agreed upon by both parties.
If a third-party inspector is not used, both the tenant and the landlord—or their representatives—must be present and sign the inspection report to confirm its accuracy.
Alternatively, you can choose to hire a third-party inspection service, which provides a professionally prepared report based on their expert assessment. This can offer added peace of mind and help avoid disagreements later on.
