Igloo User Terms

By creating a user account, registering your property, or applying for properties on the Igloo rental platform, you agree to abide by the terms set forth here. These terms apply to all usage of Igloo’s website and mobile application (app), as well as any connected social media offered by the rental platform. Additionally, these terms govern all information submitted to the rental platform.

1. Responsibility for Use and Content

1.1. General

By listing their property for advertisement on Igloo’s rental platform, the user agrees to respect and comply with Igloo’s rules and terms.

1.2. Responsibility

The lessor is responsible for all content they upload to Igloo, communications with other users, and transactions conducted on the Igloo platform.

1.2.1. Publication

Publishing a property advertisement, whether for a specific apartment or room, is the responsibility of the lessor. Ad content must not include illegal, inappropriate, or pornographic material. Copyright-protected content may only be published with the rights holder’s permission, and the user is responsible for obtaining such approval.

1.2.2.

Information published in an advertisement or provided in communications with other users is the responsibility of each individual user. By agreeing to these terms, the user guarantees that all information submitted or to be submitted in advertisements is accurate.

1.2.3.

Communications and selection of tenants are the responsibility of the user (lessor and tenant). For example, the lessor handles all communications with the tenant and responds to inquiries at their own responsibility.

1.2.4.

Rent is set by the lessor and is their responsibility. Igloo’s suggestions regarding rent are for guidance only. The lessor determines the rental amount, which is displayed under “my price.”

2. Description of Igloo’s Services

2.1. General

Igloo is an open rental platform designed to connect tenants and lessors and allow them to manage all rental-related matters securely, simply, and conveniently.

2.2. Services

Igloo offers a variety of services that may vary over time. The rental platform is continuously evolving to benefit both tenants and lessors, so the listed services are not exhaustive.

2.2.1.

Lessor advertisements are displayed on Igloo’s rental platform, including its website and apps. Igloo reserves the right to also display user (lessor) ads on other platforms, such as Facebook, Instagram, etc., to increase property visibility. All properties listed on Igloo are also displayed on the real estate and rental section of mbl.is.

2.2.2.

Credit assessments of prospective tenants are available if requested by the lessor. The assessment indicates whether the tenant can meet rental payments, based on credit checks and income information. The assessment is based on past behavior and provides only an indication of future behavior. Some information is provided by the tenant, and it is their responsibility to ensure its accuracy.

2.2.3.

Lease agreements and other documents are available on Igloo and are automatically generated based on information provided by the tenant and lessor. It is the responsibility of the contracting parties to ensure the accuracy of the information.

2.2.4.

Rent claims based on lease agreements from Igloo’s system are automatically sent to the tenant. Igloo deposits the rent amount, minus Igloo’s fee, to the lessor once payment has been received. Claims are followed up with reminders if payment is not received by the due date. With the lessor’s consent, Igloo may refer the claim to collections.

2.2.5.

Management and oversight of advertisements, communications, and lease agreements are conducted on Igloo’s internal website. Users (lessors) have access to all communications and can monitor rental payments and other details in their private user area.

3. Igloo Service Pricing

3.1. General

Access to Igloo’s rental platform is free. Fees are only charged when specific services are requested.

3.2. Establishing Claims (Optional)

Igloo establishes rent claims based on lease agreements in the home bank and sends reminders for unpaid rent. Fee: 0.9% of rent.

3.3. Always Paid on the First (Optional)

Igloo establishes rent claims in the home bank and pays rent on the first of each month regardless of when the tenant pays. Fee: 3.5%.

3.4.

Lessor payment schedules are divided monthly over the lease term. Igloo manages rent collection from the tenant and deposits payments to the lessor minus the service fee.

3.4.1.

The lessor’s payment obligation to Igloo arises when a transaction occurs, i.e., when a lease agreement between the lessor and tenant is established.

4. Confidentiality

4.1. General

Both Igloo and its users have a general duty of confidentiality regarding any information disclosed or made known on the Igloo rental platform.

4.2. Igloo

Igloo has a duty of confidentiality regarding lessors’ personal information, which must remain confidential according to law, even after employees leave their positions or after service agreements end.

4.3. User

The lessor has a duty of confidentiality regarding all data and information obtained about the tenant, which must remain confidential under the law. Information may only be used for the purpose it was obtained and to the extent necessary to establish a contractual relationship with the tenant.

4.3.1.

The lessor agrees not to disclose any confidential information received from the tenant. Confidentiality obligations remain even after the lease agreement ends.

5. Intellectual Property and Other Rights Related to Igloo

5.1. Intellectual Property

The rights to use Igloo’s database, patents, trademarks, and other intellectual property, including the platform’s layout, design, structure, associated systems, and underlying software, belong to Igloo.

5.1.1.

Users are strictly prohibited from copying, modifying, adapting, publishing, distributing, selling, or otherwise transferring any content on the platform or any underlying software without Igloo’s written permission.

5.2. Assignment

The lessor must notify of the transfer of their rights and obligations under this agreement.
